How to Read a Palace Buyout Contract Before You Sign the Deposit

When families first compare heritage venues in Udaipur, Jaipur, or Jodhpur, the spreadsheet usually starts with two numbers: the average room rate and the per-plate banquet price. Yet across nearly four decades of hospitality advisory, we have seen the unspoken operational clauses make the biggest difference to both budget peace-of-mind and guest comfort.
1. Minimum Guarantee (MG) vs. Actual Room Pick-Up
Most residential buyouts require a 90% to 100% inventory commitment across two or three nights. Ask early whether unused rooms can be converted into F&B credit for the Sangeet bar or high-tea grazing tables.
2. Empanelled Decorator & Sound Royalties
Heritage properties rightfully protect their limestone courtyards and centuries-old frescoes. Clarify whether your chosen production house is on the empanelled list, and if not, whether the venue levies a flat refundable security deposit or a non-refundable royalty fee.
3. Shadow Kitchen & Late-Night Phera Dining
If your pheras conclude at 2:00 AM or your haldi features regional specialty chefs from outside the hotel, confirm whether a dedicated shadow kitchen with water and three-phase power is included in the buyout.
4. Corkage, Excise Permits, and Bar Hours
State excise one-day licences vary significantly between Rajasthan, Goa, and Uttarakhand. Always request the licence fee schedule in writing sixty days prior to arrival.
